Last-mile logistics property

What urban and last-mile logistics warehouses are, why demand for them has grown and what investors should look for.

Last-mile logistics buildings are warehouses close to where people live, used for the final stage of delivering goods. They are typically smaller than regional distribution centres and sit on the edge of towns and cities.

Why demand has grown

Faster delivery expectations mean retailers and parcel carriers need space near customers. Land close to large populations is limited and often competes with housing, which constrains new supply.

What to look for

  • Quick access to main roads and the population served
  • Generous yard and parking space for vans and lorries
  • Sufficient power supply for electric vehicle charging
  • Planning use that allows 24-hour operation
  • A good energy rating

Risks

Values can be sensitive to interest rates, and occupiers' needs change as delivery models evolve. Older buildings may need investment to remain lettable.
